Circle F Capital signs $20.3M refi with Ladder Capital for retail condo in Long Island City

Circle F Capital through the entity Circle F 2243 Retail LLC as borrower signed a loan with lender Ladder Capital Finance valued at $20.3 million for the retail condominium unit at 22-43 Jackson Avenue in Long Island City, Queens.
The deal closed on July 1, 2021 and was recorded on July 28, 2021.

The signatory for Circle F Capital was David Feldman and Zhidong Wu.

Within a 400-foot radius of 22-43 Jackson Avenue, PincusCo identified seven commercial real estate items of interests occurred over the past 24 months.
Of those seven items, three were in new building development. There were one new building permit application and two new building permits. The most recent of these three items was a permit on June 15, 2021 for a 76,322-square-foot R-2 building with 92 residential units at 45-25 Davis Street.
Of those seven items, four were loans above $5 million totaling $423.7 million. The most recent of the four was Ascent Development which borrowed $64.2 million from Preferred Bank secured by the development site (V1) on Davis Street and seven other properties on May 17, 2021.
