Cheskel Wieder signs $34.2M refi with Greystone & Co. in Williamsburg

Cheskel Wieder through the entity Driggs Avenue Place LLC as borrower signed a refi loan with lender Greystone & Co. through the entity Greystone Servicing Company LLC valued at $34.2 million for two commercial condominium units, the 54-unit bulk condo (BS) at 475 Driggs Avenue in Williamsburg, Brooklyn and office condo unit (OT) at 475 Driggs Avenue in Williamsburg, Brooklyn.
The deal closed on November 1, 2021 and was recorded on November 9, 2021.
The two condo units have 57,164 square feet of built space according to PincusCo analysis of city data. The loan price per built square foot is $598 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Cheskel Wieder was Cheskel Wieder. The signatory for Greystone & Co. was Dee Anna Aday.

Within a 400-foot radius of 475 Driggs Avenue, PincusCo identified seven commercial real estate items of interests occurred over the past 24 months.
Of those seven items, two were in new building development. There were one new building permit application and one new building permit. The most recent of these two items was a filing on September 24, 2020 for a 35,915-square-foot R-2 building with 53 residential units at 209 North 11th Street.
Of those seven items, two were sales above $5 million totaling $29.2 million. The most recent of the two was Joel Schwartz which bought the 10,000-square-foot, two-unit mixed-use building (K4) on 209 North 11th Street for $13.4 million from Mark Berezowsky on March 8, 2021.
Of those seven items, three were loans above $5 million totaling $113.6 million. The most recent of the three was Yitzchok Schwartz which borrowed $24.5 million from Greystone & Co. secured by the 65,392-square-foot, 42-unit rental (D1) on 210 North 12th Street on July 13, 2021.
