Cheskel Schwimmer’s Chess Builders files plans for 132 units in Hell’s Kitchen

UPDATED 7:55 a.m., May 30, 2024: Cheskel Schwimmer’s Chess Builders filed plans for a new 12-story, 132-unit residential (R-2) building in Hell’s Kitchen, Manhattan, at 622 11th Avenue, on a parcel he acquired from Extell Development, Bluestone Group and Princeton Real Estate Partners for $33.2 million through the bankruptcy of a portfolio formerly owned by a long-time lumber supplier and strip club owner, Robert Gans.
The plans filed with the city’s Department of Buildings under job number M01020109 and BIN number 1026951 call for a building with 134,586 square feet, with retail and 13 residential units in the ground floor, 22 units on the second floor, 23 units on floors 3 to 6, 10 units in floors 7 and 8, and nine units on floors 9 through 12 and four units in the lower level. The building will be approximately 119 feet tall.
The architect is S. Wieder Architect.
The sale has not yet been recorded in public records, but Schwimmer submitted a statement of ownership with the DOB under the entity Eleven W46 Realty LLC.
The property is an irregular tax lot with about 119 feet of frontage on 11th Avenue, 100 feet on 45th Street and 74 feet on 46th Street.

Extell Development owns a larger development parcel across 11th Avenue and is expected to build a new structure there.
Correction: This post was updated to reflect the updated number of residential units in the building. The original filing said it would have 188 units, but that is the combined total of the 132 units in this project and 56 units in a project filed in May 2024.
