Chelsea townhouse sells for $12.5M
The entity West 23rd Street Trust paid $12.5 million to Susan Numeroff for the townhouse (A5) at 462 West 23rd Street in Chelsea, Manhattan.
The deal closed on July 29, 2021 and was recorded on August 9, 2021.
The property has 5,808 square feet of built space and 717 square feet of additional air rights for a total buildable of 6,519 square feet according to PincusCo analysis of city data. The sale price per built square foot is $2,152 and the price per buildable square foot is $1,917 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on 11-Sep-06, for $5 million.
The signatory for Susan Numeroff was Susan Numeroff. The signatory for West 23rd Street Trust was Willam D. Edwards.
Within a 400-foot radius of 462 West 23rd Street, PincusCo identified three commercial real estate items of interests occurred over the past 24 months.
One of those three items was a sale which Nihal Mehta bought the 5,300-square-foot, 24-unit rental (C5) on 442 West 22nd Street for $6.2 million from Dana Nielsen on March 15, 2021.
Of those three items, two were loans above $5 million totaling $31.8 million. The most recent of the two was Hoffman Management which borrowed $26.0 million from Santander Bank secured by the 975,170-square-foot, 55-unit rental (D9) on 415 West 23rd Street on May 5, 2021.
