CBSK Ironstate pays $1.3M for additional air rights for Noho development site

CBSK Ironstate through the entity Acef-Cbski 360 Bowery LLC paid Jeffrey Srulowitz through the entity MH 356 Bowery LLC $1.3 million for air rights from 356 Bowery to be transferred to 358-360 Bowery. The deal closed on June 10, 2020 and was recorded on June 24, 2020.

The CBSK acquired 2,884.5 square feet of development rights and an easement for $1,262,997 or $438 per square foot. Scott Schnay was the signatory for CBSK, while Jeffrey Srulowitz was the signatory for 356 Bowery. CBSK is a joint venture of CB Developers, SK Development, and Ironstate Development
The DOB issued a major alteration (A1) initial temporary certificate of occupancy for the building with 2 residential (or hotel) units on August 27, 2012.
Over the past five years, there have been 8 NYC Department of Buildings permit applications filed for this parcel valued at more than $20,000. Of those there was one major renovation application including a certificate of occupancy change (A1) filed with a total estimated value of $20,000.
