Casa Mason Estates pays $17M for 49 small properties in Rossville

Casa Mason Estates, LLC paid $17 million to Casa Mason Corp. for 49 properties including the two-unit two-family building (B2) at 85 Mason Boulevard in Rossville, Staten Island, two-unit two-family building (B2) at 193 Mason Boulevard in Rossville, Staten Island, and two-unit two-family building (B2) at 189 Mason Boulevard in Rossville, Staten Island.
The deal closed on August 31, 2021 and was recorded on September 28, 2021.
The 49 properties have 24,496 square feet of built space and 82,058 square feet of additional air rights for a total buildable of 106,557 square feet according to PincusCo analysis of city data. The sale price per built square foot is $693 and the price per buildable square foot is $159 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
