C.A.C. Industries pays $13.8M to Sheldon Schiff for industrial in Jamaica

C.A.C. Industries through the entity 107-10 180 LLC paid $13.8 million to Sheldon Schiff through the entity West Side Corp for industrial (E1) at 107-10 180th Street in Jamaica, Queens.
The deal closed on November 10, 2021 and was recorded on November 30, 2021.
The property has 21,600 square feet of built space and 132,096 square feet of additional air rights for a total buildable of 153,600 square feet according to PincusCo analysis of city data. The sale price per built square foot is $636 and the price per buildable square foot is $89 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Sheldon Schiff was Sheldon Schiff. The signatory for C.A.C. Industries was Michael A. Capasso.

Within a 400-foot radius of 107-10 180th Street, PincusCo identified one commercial real estate item of interests occurred over the past 24 months.
It was a loan which Edward W. Golebiewski III borrowed $5.6 million from Citibank secured by the 7,383-square-foot industrial (E1) on 107-76 180th Street on August 12, 2021.
