The entity Triple Carousel LLC, with an address at the offices of the Greenpoint architecture firm Archimaera, paid $4.1 million to John Barrett Jr. through the entity 504 Flatbush Avenue, Inc. for the five-unit mixed-use building (S9) at 504 Flatbush Avenue in Prospect Lefferts Gardens, Brooklyn. The expected use is ground up development.
The deal closed on May 29, 2025 and was recorded on June 2, 2025. The property has 7,200 square feet of built space and 13,058 square feet of additional air rights for a total buildable of 20,234 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $569 and the price per buildable square foot is $202 per the PincusCo analysis. The zoning is R7-1 which allows for up to 3.44 times floor area ratio (FAR) for residential. The city-designated market value for the property in 2022 is $1.4 million.

Violations and lawsuits

The suit was a $5 million money judgment concerning a contract filed on November 9, 2024, by Garbo & Company and Yaniv Garbo against John Barrett.
