Builders Group USA plans 19 units in two alterations in Bronx

Yitzi Salamon, CEO of Builders Group USA, submitted two projects that will convert small residential buildings into modest apartment buildings with nine and 10 units in the Bronx.

In the first, Salamon submitted a major alteration to convert a three-unit building at 1269 Findlay Avenue in Concourse Village, the Bronx, to a nine-unit building with 3,972 square feet. The plan was filed with the New York City Department of Buildings on December 6, 2022 under job number X00763613.

In the second, Salamon submitted a major alteration to convert a two-family home into a 10-unit apartment with 4,320 square feet, at 2818 Olinville Avenue in Allerton, the Bronx. The plan was filed with the New York City Department of Buildings on December 5, 2022 under job number X08049597. It calls for a rehab of the three-story building. The project is described in the filing as: interior renovation converting existing 2-family into 10-family.

The surrounding

Within a 400-foot radius of 1269 Findlay Avenue, PincusCo identified five commercial real estate items of interests occurred over the past 24 months. Of those five items, two were for major renovation including a certificate of occupancy change. They were two permits with a total initial cost of $651,800. The most recent of these two items was the permit on November 1, 2021 for a 5,255-square-foot residential (R-2) building with 13 residential units at 1307 Findlay Avenue. One of those five items was a sale which Neighborhood Restore HDFC bought the 48,870-square-foot, 67-unit rental (D1) on 1245 Findlay Avenue for $10.2 million from Blackshore Realty Group on July 13, 2021. Of those five items, two were loans above $5 million totaling $145.6 million. The most recent of the two was Joel Mittelman in which borrowed $10.4 million from Hanover Community Bank secured by the 0-square-foot development site (V0) on 1306 Findlay Avenue on September 7, 2022.
