Bridge Asset Management files plans for 190 units in Belmont, first of 370 expected on site

Bridge Asset Management filed plans this week for two buildings in Belmont, the Bronx, with a total of 190 units in Belmont, which are expected to be the first 370 planned for the site. The two filings are at 680 East Fordham Road and 690 East Fordham Road, on land that Triangle Equities refinanced in 2015 with an $8 million loan from Flushing Bank.
The two filings each say there are 370 units planned on the development parcels that make up the site.

In the larger of the two filings, Bridge Asset Management submitted a new building construction project for a 98-unit, 65,187 square-foot residential (R-2) building at 680 East Fordham Road. The plan was filed with the New York City Department of Buildings on February 11, 2026 under job number X01358456. It calls for the construction of a 13-story building. The project is described in the filing as: proposing new 13-story residential building. Hen Vaknin, president of Bridge Asset Management, filed the plans. The architect is Nikolai Katz Architect.

In the smaller of the two filings, Bridge Asset Management submitted a new building construction project for a 92-unit, 51,634 square-foot residential (R-2) building at 690 East Fordham Road in Belmont, Bronx. The plan was filed with the New York City Department of Buildings on February 11, 2026 under job number X01358459. It calls for the construction of a 13-story building. The project is described in the filing as: (please assign to the dev hub same examiner as x01358456-i1 as its same zoning lot same owner and applicant ) proposing new 13 story residential building. Hen Vaknin, president of Bridge Asset Management, filed the plans. The architect is Nikolai Katz Architect.
Bridge Asset Management purchased a small portion of the development site, with the address of 680 East Fordham Road, for $550,000 in December 2025, but the bulk of the development site still shows Triangle Equities as the owner.

Within a 400-foot radius of 2504 Cambreleng Avenue, PincusCo identified four commercial real estate items of interests occurred over the past 24 months. One of those four items was a sale which Eric Koch bought the 20,000-square-foot, one-unit hotel (H4) on 2500 Crotona Avenue for $6 million from Mitchell Suss on June 5, 2025. Of those four items, three were loans above $5 million totaling $66.2 million. The most recent of the three was Eric Koch in which borrowed $5 million from H&O Capital Funding secured by the 20,000-square-foot, one-unit hotel (H4) on 2500 Crotona Avenue on June 5, 2025.
