Breaking Ground files plans for 173-unit affordable building in Jamaica

Breaking Ground, on May 27, filed a permit application for construction of a 173-unit, 119,779-square-foot affordable housing building for seniors at 97-04 Sutphin Boulevard in Jamaica, Queens. Elissa Winzelberg, director of design & construction at Breaking Ground, filed the plans. The site has been owned by a health care facility, currently called the Community Healthcare Network, since the 1980s.

Last year the developer submitted a rezoning proposal which aimed to extend the C6-3 zoning district and increase the number of units for low-income seniors from from 96 to 173.

According to a report around that time, the dwelling units will be made up of 60 bedrooms, 112 studios and one unit for the super. 52 units will be supportive housing for formerly homeless seniors aged 55 and up. The on-site clinic will be operated by the Community Healthcare Network.

The plans call for the construction of a 160-foot-tall, 15-story building and were filed with the New York City Department of Buildings under job number Q00641359.

The development site spans one tax lot. The lot has a width of 150 feet.

The project is described in the filing as: 15-story new building; affordable independent residence for seniors.

Per the plans, the ground floor of the building will have a lobby, health care space, and residential amenity space. The second floor will have recreation space and 11 dwelling units. Floors three and four will each have 18 dwelling units per floor, the fifth floor will have 15 dwelling units, floors six through 11 will each have 12 dwelling units per floor, floors 12 through 14 will each have 11 dwelling units per floor, and the 15th floor will have six dwelling units. The cellar will have a fitness room, lounge, and health care space.
