Boris Natenzon through the entity 1893 Rt LLC paid the family of the late Gary Pizzitola through the entity Wevest, Inc. $6.2 million for the industrial property (G1) at 1893 Richmond Terrace in Port Richmond, Staten Island, that is leased to the city.
The deal closed on October 10, 2025 and was recorded on October 29, 2025. The property has 38,000 square feet of built space and 23,233 square feet of additional air rights for a total buildable of 61,140 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $162 and the price per buildable square foot is $100 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on March 25, 2004, for $500,000. The property is net leased to the city until November 30, 2036, according to a CBRE listing. The seller died in 2023.
Prior sales and revenue
Prior to this transaction, PincusCo has no record that the buyer Boris Natenzon had purchased any other properties and has no record it sold any properties over the past 24 months.
The seller Gary Pizzitola had not purchased any other properties and had not sold any properties over the same time period. The 38,000-square-foot property generated revenue of $501,634 or $13 per square foot, according to the most recent income and expense figures.
