Bonjour Capital signs $29.5M refi with Greystone & Co. for 57-unit rental in Bed-Stuy

Bonjour Capital through the entity Team Greene 333 LLC as borrower signed a refi loan with lender Greystone & Co. through the entity Greystone Servicing Company, LLC valued at $29.5 million for the 57-unit rental at 339 Greene Avenue in Bedford-Stuyvesant, Brooklyn.
The deal closed on October 14, 2021 and was recorded on October 22, 2021.
The property has 93,648 square feet of built space according to PincusCo analysis of city data. The loan price per built square foot is $315 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Bonjour Capital was Charles B. Dayan.

Within a 400-foot radius of 339 Greene Avenue, PincusCo identified four commercial real estate items of interests occurred over the past 24 months.
Of those four items, three were for major renovation including a certificate of occupancy change. They were one permit applications with a total initial cost of $1,000,000 and two initial temporary certificate of occupancy issuances for projects that initially costed $1.4 million. The most recent of these three items was the filing on September 27, 2021 for a 17,337-square-foot R-2 building with 19 residential units at 114 Lexington Avenue.
One of those four items was a loan which Leonid Sorkin borrowed $5.6 million from Medallion Bank secured by the 4,000-square-foot, four-unit mixed-use building (S3) on 353 Franklin Avenue and one other property on March 15, 2021.
