Bonei Builders files plans for 99 units in Far Rockaway, 9th project filed in year

Bonei Builders submitted a new building construction project for a 99-unit, 62,128-square-foot residential (R-2) building at 21-01 Cornaga Avenue in Far Rockaway, Queens. The plan was filed on April 20, 2026. It calls for the construction of a 50-foot-tall, five-story building and was filed with the New York City Department of Buildings under job number Q01386972. The exact location of the building was not specified in the description. The illustrations provided are the zoning lot. The plans indicate the eight-unit existing building within the zoning lot, 6-21 Beach 20th Street on lot 46, will not be demolished, because the zoning plans say there will be a total of 107 residential units. In addition, no demolition plans have been filed for 6-21 Beach 20th Street, a search by PincusCo found.
The project is described in the filing as: proposed new 5-story residential building total of 99 units. The applicant is the Registered Architect Nikolai Katz of Nikolai Katz Architect.

One of those two items was a loan which Amritpal Sandhu borrowed $7 million from S3 Capital secured by the zero-square-foot development site (V1) on 21-12 Cornaga Avenue on June 4, 2024.
