BLDG Management pays $17.2M to Jeff Sutton for retail building in Bath Beach

BLDG Management through the entity Bldg 86 St Bk LLC paid $17.2 million to Jeff Sutton’s Wharton Properties through the entity 2076-2084 86th St LLC for retail building (K7) at 2076 86th Street in Bath Beach, Brooklyn.
The deal closed on May 20, 2020 and was recorded on June 29, 2021.
The property has 7,771 square feet of built space and 6,330 square feet of additional air rights for a total buildable of 14,113 square feet according to PincusCo analysis of city data. The sale price per built square foot is $2,219 and the price per buildable square foot is $1,222 per the PincusCo analysis.
Sutton bought the property in June 2016 for $10 million.
The signatory for Wharton Properties was Jeff Sutton. The signatory for BLDG Management was Lloyd Goldman.

Within a 400-foot radius of 2076 86th Street, PincusCo identified one commercial real estate item of interests occurred over the past 24 months.
It was a permit issued on August 11, 2020 for the $1.7 million renovation of 13,328-square-foot R-2 building with 11 residential units at 2066 85th Street.
