Black Spruce pays $36M for rental in Upper West Side
Black Spruce Management through the entity W101 LLC paid $36 million to Sofia Einy for the 81-unit rental (D6) at 215 West 101st Street in Upper West Side, Manhattan.
The deal closed on November 3, 2021 and was recorded on December 17, 2021.
The property has 95,400 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $377 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000.
Black Spruce has been in recent news for the $860 million purchase of 626 First Avenue.
The former owners according to the Department of Housing Preservation and Development includes Sofia Einy, head officer and Zvi Eyny, officer. The business entity is Niv Realty,Llc.
Within a 400-foot radius of 215 West 101st Street, Pincusco identified seven commercial real estate items of interests occurred over the past 24 months.
Of those seven items, one was in new building development. It was a new building permit application filed on March 23, 2020 for a 91,763-square-foot R-2 building with 73 residential units at 2686 Broadway.
Of those seven items, two were for major renovation including a certificate of occupancy change. They were two permits with a total initial cost of $1.6 million. The most recent of these two items was the permit on January 25, 2021 for a 2,630-square-foot M building with 0 residential units at 2688 Broadway.
One of those seven items was a sale which Klosed Properties and Namdar Realty Group bought the 36,730-square-foot, four-unit hotel (H3) on 2651 Broadway for $15.5 million from Impulsive Group on December 7, 2021.
Of those seven items, three were loans above $5 million totaling $29.9 million. The most recent of the three was Argo Real Estate which borrowed $10.0 million from Apple Bank for Savings secured by the 259,607-square-foot, 176-unit rental (D6) on 2644 Broadway on October 14, 2021.
