Benedict Realty Group pays $9.7M to Maria Baciu for rental in Woodside

Benedict Realty Group through the entity 9610 TSM LLC paid $9.7 million to Maria Baciu through the entity Avy Realty Inc. for 69-unit rental (D1) at 31-20 54th Street in Woodside, Queens.
The deal closed on August 25, 2021 and was recorded on September 9, 2021.
The property has 64,356 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $150 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

The signatory for Maria Baciu was Maria Baciu. The signatory for Benedict Realty Group was Daniel Benedict.

The former owners according to the Department of Housing Preservation and Development included Maria Baciu, head officer and Mihai Colopelnic, site manager. The business entity was Avy Realty, Inc.
