Baker Capital pays $6M for 28-unit complex in Glendale

Baker Capital Group through the entity 56 Clover Realty LLC paid $6 million to the Bonura family through the entity Cloverpark Home Associates, LLC for three buildings including 56-11 Clover Place in Glendale, Queens, that are divided into 28 residential condominium units.
The deal closed on April 29, 2025 and was recorded on May 5, 2025. The 28 units have 18,316 square feet of built space according to a PincusCo analysis of city data. The sale price per built square foot is $327 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatories for the sellers were Christopher Bonura, Joseph W. Bonura, David Bonura, and Nicole R. Heron. The signatory for Baker Capital Group was Jordan Cohen . The contract date was November 18, 2024.

Prior sales and revenue

Prior to this transaction, PincusCo has records that the buyer Baker Capital Group purchased one property in one transaction for a total of $5.2 million and has no record it sold any properties over the past 24 months.
The seller Christopher Bonura had not purchased any other properties and had not sold any properties over the same time period.

Violations and lawsuits

There were no lawsuits or bankruptcies filed against the properties for the past 24 months. In addition, according to city public data, the properties have not received any significant violations in the last year.

Development

There are no active new building construction projects or major alteration projects with initial costs more than $1 million on this tax lot.

The buyer

The PincusCo database currently indicates that Baker Capital Group owned at least one commercial property with 23 residential units in New York City with 30,000 square feet and a city-determined market value of $2.2 million. (Market value is typically about 50% of actual value.) The portfolio consists of at least a single elevator property. It is located in Bronx.
