Avery Eisenreich signed contract in 2020 with All Year to buy Bushwick rentals

Avery Eisenreich as authorized signatory, signed a contract last year with Yoel Goldman and All Year Management to buy two Bushwick rental buildings, one of which was in financial straights earlier this year. It is unclear from the filing what the current status of the contract is.

The memorandum of contract was signed January 15, 2020, more than a year ago, but recorded May 5, 2021. The memorandum of contract does not include a closing date or price, but notes a $3 million deposit “has been or will be released to seller.”

Eisenrich through Melrose Noll Brooklyn LLC signed the contract with Evergreen Gardens II LLC for the 443-unit rental (D6) at 54 Noll Street in Bushwick, Brooklyn and the 468-unit rental (D6) at 123 Melrose Street in Bushwick, Brooklyn. Goldman in February filed a suit to block a UCC foreclosure over control of 123 Melrose Street.
The memorandum was signed on January 15, 2020 and was recorded on May 5, 2021.
The two properties have 773,006 square feet of built space and 0 square feet of additional air rights for a total buildable of 535,448 square feet according to PincusCo analysis of city data.

The owners according to the Department of Housing Preservation and Development includes Yoel Goldman, head officer and Yaakov Blumenkrantz, agent. The business entity is Denizen Y Llc.
