Avdoo files plans for 2 projects with 125 units in Gowanus

Developer Avdoo filed two plans with the New York City Department of Buildings to develop 125 units on two tax lots fronting the east side of 3rd Avenue between Union and Sackett streets with the addresses 601 Union Street and 610 Sackett Street. The developer owns another adjacent parcel, which is labeled tax lot 12, but that does not yet have development plans filed.

Avdoo published renderings it dubbed 601 Union Street, Yimby reported in August.

Avdoo bought the property for $29.4 million in December 2024. At that time, the site was composed of two tax lots. The current development plan shows three tax lots, with these plans filed for two of the three. The third tax lot with no plans is listed as tax lot 12 in the illustration below.

In the larger project, Shlomi Avdoo of Avdoo submitted a new building construction project for an 86-unit, 127,007 square-foot residential (R-2) building at 601 Union Street, with an alternate address of 241 3rd Avenue, in Gowanus, Brooklyn. The plan was filed on the current tax lot 12 with the New York City Department of Buildings on September 18, 2025 under job number B01278364. But that parcel will be renamed tax lot 13, at a later date, according to the filing. It calls for the construction of an eight-story building. The project is described in the filing as: construct new eight (8) story mixed-use building as per plans filed.

In the second project, Shlomi Avdoo of Avdoo submitted a new building construction project for a 39-unit, 65,988 square-foot residential (R-2) building at 628 Sackett Street in Gowanus, Brooklyn. The plan was filed on tax lot 1 with the New York City Department of Buildings on September 18, 2025 under job number B01278368. It calls for the construction of an eight-story building. The project is described in the filing as: construct new 8-story mixed use building as per plans filed. (This plan was filed incorrectly under tax lot 16, however that lot is owned by another company.)

The architect for both projects is Morris Adjmi Architects.

Prior sales and revenue

This property was sold with another property by S.J. Fuel Co. for $29.4 million to Avdoo & Partners Development on December 23, 2024. The most recent loan totaled $16.1 million and was provided by Bank Hapoalim on December 23, 2024.

The neighborhood

In Gowanus, The bulk, or 46 percent of the 9.2 million square feet of commercial built space are industrial buildings, with elevator buildings next occupying 19 percent of the space. In sales, Gowanus has near average sales volume among other neighborhoods with $709.5 million in sales volume in the last two years and is the 7th highest in Brooklyn. For development, Gowanus has near average amount of major developments among other neighborhoods and is the 5th highest in Brooklyn. It had 2.3 million square feet of commercial and multi-family construction under development in the last two years, which represents 25 percent of the neighborhood’s built space.

On this tax block, PincusCo has identified the owners of four of the 16 commercial properties representing 62,479 square feet of the 122,107 square feet. The largest owner is Avdoo & Partners Development, followed by Avery Hall Investments and then Three Wall Capital. On the tax block, there were four new building construction projects totaling 370,872 square feet. The largest is a 193-unit, 161,490 square-foot residential (R-2) building submitted by Avery Hall and filed by Alexander Cutrona with plans filed December 8, 2021 and permitted August 9, 2023. The second largest is a 86-unit, 127,007 square-foot residential (R-2) building submitted by Shlomi Avdoo with plans filed September 18, 2025 and it has not been permitted yet.

The surrounding

Within a 400-foot radius of 621 Union Street, PincusCo identified seven commercial real estate items of interests occurred over the past 24 months. Of those seven items, two were in new building development. There were two new building permit applications. The most recent of these two items was a filing on September 18, 2025 for a 129,249-square-foot residential (R-2) building with 39 residential units at 628 Sackett Street. One of those seven items was a sale which Hershy Silberstein bought the 8,500-square-foot, one-unit industrial (G2) on 224 3rd Avenue for $16.5 million from Slate Property Group on February 28, 2025. Of those seven items, four were loans above $5 million totaling $65.2 million. The most recent of the four was Rajesh Bhagia in which borrowed $14.8 million from State Bank of Texas secured by the 42,625-square-foot, 102-unit hotel (H3) on 543 President Street on July 25, 2025.
