Aurora, William Gottlieb refi new Meatpacking office building with $150M from Deutsche Pfandbriefbank

Aurora Capital Associates and William Gottlieb Real Estate through the entity 40-56 Tenth Owner LLC as borrower signed a loan agreement with lender Deutsche Pfandbriefbank Ag valued at $150 million for 1 parcel, including the tax class office building with commercial with seven to 19 stories (O6) at Solar Carve Tower 40 10th Avenue in West Village. The deal closed on June 26, 2020 and was recorded on July 14, 2020.
The property contains a total of 143,299 square feet of built space.
The average loan per buildable square foot is $1,047.
The loan refinances a $120 million construction loan provided by Bank OZK in 2017. The Commercial Observer first wrote up the deal June 30. The signatory for the borrower was Bobby Cayre.
The DOB issued a new construction (NB) initial temporary certificate of occupancy for the building on June 25, 2019.
