Atlas, Zeckendorf file plans for 133-unit tower, second filing at $1B Hudson Square project

In his second filing this week, Andy Cohen, principal of Atlas Capital Group through the entity ACI VI Clarkson LLC, submitted a new building construction project disclosed on October 20, on behalf of Atlas and partners Zeckendorf Development and the Baupost Group on a site they own in Hudson Square, Manhattan. This filing, with the address 80 Clarkson Street, is for a taller and more massive building than the one disclosed a week ago and this new one includes a duplex penthouse unit, a pool and additional amenities.

The plan calls for a 133-unit, 679,952-square-foot tower standing 34 stories tall at 419 feet on a building footprint of 42,682 square feet. The project was submitted under the job number M08015986 and is on tax lot 1102.

This project is filed in conjunction with M08015999 on condominium tax lot 1103, which is for a 169-unit residential (R-2) building at 570 Washington Street, with the plan disclosed on October 14. The smaller project is described in the filing as: Construct new mixed-use building. The project is proposed on an 11,000 square foot footprint.

The new tower calls for retail on the first floor, a pool on the second floor and residential units from floor three to 34. The third and fourth floors each have four units, floors five, six and seven have between 14 and 16 units, the eighth floor has nine units, and then the number of units declines as the floors rise, to a single each on floors 29 to 32, and finally the duplex penthouse on floors 33 and 34.
