Atlas Capital pays $142M for 15 Park Row in FiDi
Atlas Capital Group paid $142 million to J&R Music World’s Joe and Rachelle Friedman for 15 Park Row and 19 Ann Street in the Financial District in six separate transactions composed of five commercial condominium units making up 15 Park Row and the entire building 19 Ann Street.
In the first transaction, Atlas Capital Group through the entity Park Row Owner LLC paid J&R Music World’s Joe and Rachelle Friedman’s J&D Apts LLC $75.4 million for a commercial condo unit in 15 Park Row in the Financial District. The deal closed on January 21, 2021 and was recorded on February 2, 2021. The transaction consists of 1 parcel, including the tax class condominium rentals (RR) and containing 239 residential units. The property is 179,683 square feet.
The sale price per unit is $315,490.
Meridian Capital Group’s Helen Hwang brokered the sale. Atlas is led by principals Jeffrey Goldberger and Andrew Cohen, who were both signatories for the buyer. The contract date was October 14, 2020.

In the second, Atlas Capital Group through the entity Park Row Owner LLC paid J&R Music World’s Joe and Rachelle Friedman’s Park Row Realty, L.P. $41 million for a condo unit in 15 Park Row in Financial District.
