Within a 400-foot radius of 68 Warren Street, PincusCo identified seven commercial real estate items of interests occurred over the past 24 months. Of those seven items, one was for major renovation including a certificate of occupancy change. It was a permit issued on August 12, 2025 for the $370,725 renovation of 10,500-square-foot residential (RES) building with five residential units at 156 Chambers Street. Of those seven items, two were sales above $5 million totaling $49.5 million. The most recent of the two was Capstone Equities and Republic Investment Company which bought two condo units in the 49,709-square-foot, 17-unit mixed-use building (RM) on 85 West Broadway and one other property for $39.8 million from Vanbarton Group and Korman Communities on August 6, 2025. Of those seven items, four were loans above $5 million totaling $286.4 million. The most recent of the four was Firmdale Hotels in which borrowed $225 million from Wells Fargo secured by the 77,979-square-foot, 14-unit hotel (H2) on 86 Warren Street and three other properties on September 25, 2025.
