Association of New York Catholic Homes pays $11.6M to Roman Catholic Church for property in Bronx
The Association of New York Catholic Homes through the entity Villa Bedford Housing Development Fund Corporation paid Roman Catholic Church of St. Philip Neri $11.6 million for 3054 Villa Avenue and 3069 Villa Avenue in Riverdale. The deal closed on July 30, 2020, and was recorded on August 19, 2020. The transaction consists of 2 parcels.
These two parcels are expected to house 186 units between them, which are to be developed by The Association of New York Catholic Homes.
One parcel is on the same city block as the church, and the other parcel is across Villa Avenue from that city block. The church acquired one of the parcels in the 1960s and the other in transfers from 1891 to 1909. The church formed the new tax lot 10 that had previously been part of the tax lot 66 on which sits the church.
Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000.There has been one new building permit application totaling 95,722 square feet. Those plans include a total of 101 residential or hotel units.
