An artist paid $3.1 million to Steven Pacia through the entity Sine Parade, Inc. for the industrial building (F5) at 17 Frost Street in Williamsburg, Brooklyn.
The deal closed on January 22, 2024 and was recorded on January 31, 2024. The property has 2,500 square feet of built space and 2,499 square feet of additional air rights for a total buildable of 4,998 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $1,239 and the price per buildable square foot is $619 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on August 1, 2006, for $975,000. The signatory for Steven Pacia was Steven Pacia. The signatories for the buyers were David Nuss and artist Sarah Martin-Nuss. The contract date was December 1, 2023.
