Anshel Fridman’s Nalcorp files plans for 99 units in Mott Haven, 3rd on site

Anshel Fridman‘s Nalcorp submitted a new building construction project for a 99-unit, 79,246-square-foot residential (R-2) building at 122 Bruckner Boulevard in Mott Haven, Bronx. The plan was filed on April 27, 2026. It calls for the construction of a 145-foot-tall, fourteen-story building and was filed with the New York City Department of Buildings under job number X01338717. The project is described in the filing as: proposed 14-story and cellar residential building. The applicant is the Registered Architect Shmuel Wieder of S. Wieder Architect P.C..
Fridman filed plans for two other 99-unit buildings on this development site, last month. The total planned for the site is these three buildings with 297 units.

The PincusCo database currently indicates that Altmark Group owned at least 14 commercial properties with 70 residential units in New York City with 458,050 square feet and a city-determined market value of $44.3 million. (Market value is typically about 50% of actual value.) The portfolio has $117.2 million in debt, with top three lenders as TriState Capital Bank, Dime Community Bank, and Metropolitan Commercial Bank respectively. Within the portfolio, the bulk, or 58 percent of the 458,050 square feet of built space are industrial properties, with specialty properties next occupying 22 percent of the space. They are all located in Bronx.

Within a 400-foot radius of 122 Bruckner Boulevard, PincusCo identified four commercial real estate items of interests occurred over the past 24 months.
Of those four items, two were in new building development. There were two new building permit applications. The most recent of these two items was a filing on April 27, 2026 for a 194,886-square-foot residential (R-2) building with 99 residential units at 521 East 132nd Street.
One of those four items was a sale which Rubin Equities bought the 1,549-square-foot, one-unit retail building (K5) on 114 Bruckner Boulevard for $7 million from BNS Real Estate on November 18, 2025.
One of those four items was a loan which Jacob Schwimmer borrowed $165 million from MF1 Capital secured by the 39,375-square-foot, 450-unit rental (D7) on 138 Bruckner Boulevard on September 6, 2024.
