Anna Lo pays $17.6M to Madison Realty Capital for commercial condo in Flushing

Anna Lo through the entity Capital Rising LLC paid $17.6 million to Madison Realty Capital through the entity Wu Commercial Owner LLC for a commercial condominium (CC) at 133-38 Sanford Avenue in Flushing, Queens.
The deal closed on August 30, 2021 and was recorded on September 16, 2021.
The property has 24,000 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $733 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on February 25, 2019, for $5.2 million.
The signatory for Madison Realty Capital was Joshua Zegen. The signatory for Anna Lo was Anna Lo.

Within a 400-foot radius of 133-38 Sanford Avenue, PincusCo identified one commercial real estate item of interests occurred over the past 24 months.
It was a new building permit issued on August 25, 2020 for a 23,507-square-foot office (B) building at 133-20 41st Road.
