Anna Bangiyev through the entity Mirage Realty Group, LLC paid $3.5 million to Boris Khaimov through the entity 91 Park, LLC for the two mixed-use buildings (K2) at 91-08 to 91-10 63rd Drive in Rego Park, Queens. The expected use is cash flowing.
The deal closed on February 13, 2026 and was recorded on February 26, 2026. The two properties have 5,580 square feet of built space according to a PincusCo analysis of city data. The sale price per built square foot is $627 per the PincusCo analysis. Prior sales, articles and revenue

Prior to this transaction, PincusCo has no record that the buyer Anna Bangiyev had purchased any other properties and has no record it sold any properties over the past 24 months.
The seller Boris Khaimov had not purchased any other properties and sold one property in one transaction for a total of $2.5 million over the same time period. The two properties with a total of 5,580 square feet of built space generated revenue of $176,775 per year or $32 per square foot. The sale price per square foot was $627.

The property

The mixed-use building in Rego Park has 5,580 square feet of built space according to a PincusCo analysis of city data. The parcel has frontage of 15 feet and is 100 feet deep with a total lot size of 1,500 square feet. The zoning is R4 which allows for up to 0.75 times floor area ratio (FAR) for residential. The city-designated market value for the property in 2022 is $452,000.

Violations and lawsuits

There were no lawsuits or bankruptcies filed against the properties for the past 24 months. In addition, according to city public data, the properties have not received any significant violations in the last year.

Development

There are no active new building construction projects or major alteration projects with initial costs more than $1 million on this tax lot.

On the tax block, there were two new building construction projects totaling 68,117 square feet. The largest is a 78-unit, 63,141 square-foot residential (R-2) building submitted by Thomas Hu and filed by Thomas Hu with plans filed December 27, 2021 and permitted February 7, 2024. The second largest is a four-unit, 4,976 square-foot residential (R-2) building submitted by Robert Ustayev with plans filed June 30, 2016 and it has not been permitted yet.

The majority, or 68 percent of the 329,075 square feet of built space are elevator buildings, with walkup buildings next occupying 26 percent of the space.
