The Unitarian Universalist Congregation of Queens signed a contract May 6, 2022, to sell its property at 147-54 Ash Avenue in Flushing, Queens, to Amir Haghani through the entity Foxwood Development Corporation for $2.5 million. The church is seeking required court approval for the sale of a significant portion of its assets, and it seeks to dissolve the church, citing dwindling membership.
The brokers were Djurkobiv Enterprises and Douglas Elliman Commercial. The 147-54 Ash Avenue parcel has frontage of 75 feet and is 150 feet deep with a total lot size of 13,750 square feet. The lot is irregular. The zoning is R3X which allows for up to 0.5 times floor area ratio (FAR) for residential. The city-designated market value for the property in 2022 is $1.2 million. The property in Flushing has 7,750 square feet of built space in four buildings, according to PincusCo analysis of city data. There are no new construction projects on the block, according to our analysis.
