Amazon’s Whole Foods signs lease in two buildings at Industry City in Sunset Park
Amazon through the entity Whole Foods Market Group, Inc. signed a 15-year lease with Jamestown, Belvedere Capital and Angelo Gordon’s 19-20 Bush Terminal Owner LP for space in buildings 19 and 20 at 4002 2nd Avenue in Sunset Park. The deal closed on July 27, 2020, and was recorded on October 16, 2020. The property is 1,324,592 square feet.
Although Amazon reported in a blog post that it had opened a store that will be online only, the site description in property records includes a portion marked “convenience store” on the ground floor along 2nd Avenue.
The lease was signed April 2, 2020, and is for 15 years with two five-year extension options. The signatory for the landlord was Belvedere Capital’s Justin Weiner, and for Whole Foods was Nicole Wescoe, president of the northeast region.
The plan for the space calls for an 8,686-square-foot “convenience store” on the first floor in building 19 and a 27,231-square-foot distribution center in building 20. There is another ground floor space in building 20 described in the documents, along 41st Avenue with 18,250 square feet, as well some amount of cellar space.
Over the past five years, there have been 64 NYC Department of Buildings permit applications filed for this parcel valued at more than $20,000. There were 2 major renovation applications including a certificate of occupancy change (A1) filed with a total estimated value of $3,251,000. There were 62 renovation/alteration projects (A2) applied for with a total estimated value of $37,178,209.
