Alexico Group plans to convert 15-unit walkup to office, retail with two resi units in Midtown East
Alexico Group, on May 12, filed plans for a project to convert a 15-unit residential building to a two-unit mixed-use building with office and retail space at 951 1st Avenue in Midtown East, Manhattan. Izak Senbahar, president of the company, filed the plans. This is adjacent to Toll Brothers condominium project The Sutton at 959 First Avenue. That site was previously owned by Alexico, which sold it to Toll Brothers in 2010 for $64 million.
The plans call for the change in use of the building from a 59-foot tall, five-story residential building with 15 dwelling units to a 59-foot tall, five-story mixed-use building with two dwelling units. This was filed with the New York City Department of Buildings under job number M00735867.
The project is described in the filing as: demolish all existing floor structures, roof structure and interior partitions and replace with new. Change floor levels from cellar, first to fifth floors and roof to cellar, basement first to third, penthouse and roof. Change use to office, retail and two-family.
Per the plans, the ground floor of the building and basement of the building will be converted to office space. The second floor will have one dwelling unit, while floors three and four will each have one half of a duplex unit. The plans do not mention the fifth floor, nor do they indicate where the retail space will be located.
