Alexandro D. Lopez through the entity Five Wings Realty LLC paid $5.5 million to the entity Silver Capital DS LLC for the retail building (O5) at 151 East Tremont Avenue in Mt Hope, Bronx.
The deal closed on March 27, 2025 and was recorded on April 7, 2025. The property has 13,500 square feet of built space and 27,135 square feet of additional air rights for a total buildable of 40,635 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $407 and the price per buildable square foot is $135 per the PincusCo analysis. The seller bought the property on June 19, 2014, for $965,000. The signatory for the sellers, David Salamon, Jody Vorchheimer, and Linda Salamon was David A. Kaminsky. The signatory for Alexandro D. Lopez was Alexandro D. Lopez. The contract date was October 17, 2024.
Prior sales and revenue
Prior to this transaction, PincusCo has no record that the buyer Alexandro D. Lopez had purchased any other properties and has no record it sold any properties over the past 24 months.
The seller David Salamon had not purchased any other properties and had not sold any properties over the same time period. The 13,500-square-foot property generated revenue of $654,986 or $49 per square foot, according to the most recent income and expense figures.
