A&E Real Estate pays $32.5M for rental in Jackson Heights, part of $59M deal

Douglas Eisenberg’s A&E Real Estate Holdings through the entity 35-65 84th Street, LLC paid $32.5 million to Craig J. Bruno, Marie F. Hansen, and Joan T. Keane through the entity Georgian Hall 83-01/27 37th Avenue LLC for the 110-unit rental (D6) at 35-64 84th Street in Jackson Heights, Queens.
The deal closed on September 30, 2021 and was recorded on December 2, 2021.
The property has 118,770 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $273 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Craig J. Bruno, Marie F. Hansen, and Joan T. Keane was Craig J. Bruno, Marie F. Hansen, and Joan T. Keane. The signatory for 35-65 84th Street, LLC was Darryl Smith.
This is part of a two property deal totaling $58.75 million from a family that developed and managed the properties that were constructed nearly 100 years ago, The Real Deal reported. Darryl Smith is the a relationship manager at CSC Global. The sale was brokered by Marcus & Millichap.

The former owners according to the Department of Housing Preservation and Development included Marie Hansen, head officer and Joan Keane, officer. The business entity was 83-01/27 37th Avenue Llc.

Within a 400-foot radius of 35-64 84th Street, PincusCo identified two commercial real estate items of interests occurred over the past 24 months.
Of those two items, two were loans above $5 million totaling $18 million. The most recent of the two was Ashok Patel which borrowed $5 million from S3 Capital secured by the 9,475-square-foot, seven-unit retail building (K1) on 84-11 37th Avenue on September 20, 2021.
