Adjmi, Bridges file demo plans in Crown Heights, no new plans filed

Alex Adjmi’s A&H Acquisitions and Bridges Development Group filed plans to demolish two single-story retail buildings bounded by Empire Boulevard and Sullivan Place and McKeever Place in Crown Heights, Brooklyn. Michael Berfield of Bridges Development Group filed the plans.
Adjmi’s A&H Acquisitions bought the properties in April 2021 for $15.1 million from members of the Glass family.
The Adjmi family is one of the largest retail investors in the city. Bridges Development has partnered in some high profile projects, for example joining with Aurora Capital Associates to buy a retail lease at the George Washington Bridge out of bankruptcy for $46 million. Bridges Development is led by Michael Berfield, and Todd Cooper and Peter Ripka are partners.
The existing single-story retail buildings in Crown Heights have 38,679 square feet of built space and 37,736 square feet of additional air rights for a total buildable of 76,236 square feet according to a PincusCo analysis of city data. The parcel has two buildings with frontage of 198 feet and is 199 feet deep with a total lot size of 38,118 square feet. The lot is irregular. The zoning is C8-2 which allows for up to 2 times floor area ratio (FAR) for commercial The city-designated market value for the property in 2022 is $2 million. The most recent loan totaled $10 million and was provided by Signature Bank on April 12, 2021.
The larger, at 73 Empire Boulevard, was filed under job number B00880201 on June 5, 2023, and the smaller, at 99 Empire Boulevard under job number B00880202, was filed on June 2, 2023. Both buildings are under the same tax lot BBL, 3013060028.
No new building plan has been filed with the city’s Department of Buildings, according to a PincusCo review of city records.
