56 Leonard penthouse sells for $45M, down from $47.9M in 2017

Misfit Owlet LLC through the entity Misfit Owlet LLC paid $45 million to Uticon Investment Holdings through the entity Uticon Investments, LLC for condo (SC) uni PH60 at 56 Leonard Street in Tribeca, Manhattan.
The deal closed on October 28, 2021 and was recorded on November 8, 2021.
The property has 7,779 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $5,784 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on June 7, 2017, for $47.9 million.
The signatory for Uticon Investment Holdings was Edward Farrell. The signatory for Misfit Owlet LLC was Ilyse Dolgenas.
