5-unit rental in West Village sells for $10.2M

The entity 32 Beleriand, LLC paid $10.2 million to Jacqueline L. Davidson through the entity 32 Bank Street Limited Partnership for five-unit rental (C2) at 32 Bank Street in West Village, Manhattan.
The deal closed on October 20, 2021 and was recorded on November 1, 2021.
The property has 3,570 square feet of built space and 834 square feet of additional air rights for a total buildable of 4,408 square feet according to PincusCo analysis of city data. The sale price per built square foot is $2,857 and the price per buildable square foot is $2,313 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Jacqueline L. Davidson was Jacqueline L. Davidson.

The former owners according to the Department of Housing Preservation and Development includes Darwin Davidson, head officer and Jacqueline Davidson, officer. The business entities are Village Dwellings, Inc and 32 Bank St Limited Partnership.
