$23M condo sale at Time Warner Center
Carousel (New York) Holdings LLC paid $23 million to P.C. Grace Ny, LLC for condo (SC) at the Time Warner Center at 80 Columbus Circle in Lincoln Square, Manhattan.
The deal closed on May 12, 2021 and was recorded on June 10, 2021.
The property has 5,325 square feet of built space. The sale price per built square foot is $4,319 per the PincusCo analysis.
The owner bought the property on 2-Dec-14, for $18 million.
The signatory for P.C. Grace Ny, LLC was Stephen P. Magowan.
Within a 400-foot radius of 80 Columbus Circle, Pincusco identified five commercial real estate items of interests occurred over the past 24 months.
Of those five items, one was in new building development. It was a new building permit issued on March 26, 2021 for a 173,561-square-foot R-2 building with 123 residential units at 7 West 60th Street.
Of those five items, three were sales above $5 million totaling $46.0 million. The most recent of the three was Hamhab, LLC which bought one condo unit in the 3,165-square-foot, 165-unit mixed-use building (RM) on 1 Columbus Circle for $12.5 million from ESTATE OF LEVON GURGENOVICH AIRAPETIAN on June 5, 2021.
One of those five items was a loan which Related Companies borrowed $75.0 million from First Republic Bank secured by one condo unit in the 48,259-square-foot, 165-unit mixed-use building (RM) on 1 Columbus Circle on July 29, 2020.
