Simkho Aranbayev pays $5.2M for retail building in Bronx

Simkho “Sammy” Aranbayev through the entity SDME Capital Group, LLC paid $5.2 million to Anthony J. Puma Jr. through the entity Par Properties LLC for retail building (K1) at 3950 Laconia Avenue in Edenwald, Bronx.
The deal closed on September 22, 2021 and was recorded on October 12, 2021.
The property has 24,000 square feet of built space and 24,391 square feet of additional air rights for a total buildable of 48,300 square feet according to PincusCo analysis of city data. The sale price per built square foot is $218 and the price per buildable square foot is $108 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Simkho “Sammy” Aranbayev was Simkho “Sammy” Aranbayev.
