Pyotr Yadgarov through the entity Brighton 3 St, LLC as borrower signed a loan agreement with lender W Financial REIT through the entity W Financial Reit, Ltd. valued at $5.1 million for four mixed-use buildings including the mixed-use building (K2) at 271 Brighton Beach Avenue in Brighton Beach, Brooklyn, mixed-use building (K2) at 3068 Brighton 3rd Street in Brighton Beach, Brooklyn, and mixed-use building (K2) at 3065 Brighton 2nd Street in Brighton Beach, Brooklyn.
The deal closed on March 23, 2021 and was recorded on April 22, 2021.
The four properties have 29,505 square feet of built space and 7,750 square feet of additional air rights for a total buildable of 30,375 square feet according to PincusCo analysis of city data. The loan price per built square foot is $172 and the price per buildable square foot is $167 per the PincusCo analysis.
