Malul & Co. through the entity The Royal Plaza LLC paid $3.9 million to Martin Oliner through the entity Union Turnpike, LLC for the development site (V1) at 161-09 Union Turnpike in Kew Garden Hills, Queens. The expected use is ground up development.

The parcel has frontage of 145 feet and is 85 feet deep with a total lot size of 9,063 square feet. The lot is irregular. The zoning is R3-2 which allows for up to 0.5 times floor area ratio (FAR) for residential. The city-designated market value for the property in 2022 is $552,369.

Violations and lawsuits

There were no lawsuits or bankruptcies filed against the property for the past 24 months. In addition, according to city public data, the property has not received any significant violations in the last year.

Development

On the lot, there is one active new building construction project, Q00572086, for a 929 square-foot A-2 building. The project was submitted by Paola Bergonzi with plans filed August 25, 2021 and it has not been permitted yet.
