Isidore Heimann through the entity 109 South 3rd LLC paid $3.9 million to Tobias Strulovitch through the entity 109 South 3rd Street LLC for the four-unit building (C3) at 109 South 3rd Street in Williamsburg, Brooklyn.
The deal closed on May 16, 2023 and was recorded on May 30, 2023. The property has 3,000 square feet of built space and 4,534 square feet of additional air rights for a total buildable of 7,547 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $1,306 and the price per buildable square foot is $519 per the PincusCo analysis. The seller bought the property on December 21, 2021, for $1.9 million. The signatory for Tobias Strulovitch was Tobias Strulovitch. The signatory for Isidore Heimann was Isidore Heimann.

Prior sales and revenue

Prior to this transaction, PincusCo has records that the buyer Isidore Heimann purchased one property in one transaction for a total of $1.5 million and has no record it sold any properties over the past 24 months.
The seller Tobias Strulovitch had not purchased any other properties and had not sold any properties over the same time period. The former owners according to the Department of Housing Preservation and Development includes Tobias Strulovitch, head officer and Moses Karpen, site manager. The business entity is 109 South 3rd Street Llc.

The parcel has frontage of 25 feet and is 123 feet deep with a total lot size of 3,106 square feet. The zoning is R6 which allows for up to 2.43 times floor area ratio (FAR) for residential. The city-designated market value for the property in 2022 is $1.4 million. The most recent loan totaled $6.4 million and was provided by Maguire South LLC on December 21, 2021.

There were no lawsuits or bankruptcies filed against the property for the past 24 months. In addition, according to city public data, the property has received five housing violations in the last year.
