Hui Zhang through the entity Trx Shelby LLC paid $2.9 million to Ai Yun Chen, Andy Guan Quan Lin, and Angela Yeung through the entity 62-08 Holding Inc. for the mixed-use property (D6) at 6313 Ft Hamilton Parkway in Dyker Heights, Brooklyn with four residential units and one commercial unit. The expected use is cash flowing.
The deal closed on March 19, 2026 and was recorded on April 2, 2026. The property has 3,397 square feet of built space and 17 square feet of additional air rights for a total buildable of 3,418 square feet according to a PincusCo analysis of city data. Prior to this transaction, PincusCo has no record that the buyer Hui Zhang had purchased any other properties and has no record it sold any properties over the past 24 months.

The zoning is R6B which allows for up to 2 times floor area ratio (FAR) for residential with inclusionary housing. The city-designated market value for the property in 2022 is $319,000.
