Hudson Companies submitted a new building construction project for a 302-unit, 274,205 square-foot residential (R-2) building with community facility space, at 20 5th Street in Gowanus, Brooklyn. The plan was filed with the New York City Department of Buildings on February 24, 2026 under job number B01337345. It calls for the construction of a 28-story building. The project is described in the filing as: Herewith filing 100 percent HPD affordable housing, 28 stories, new building with accessory offices. Sally Gilliland, a principal and COO at Hudson Companies, through the entity Boulevard Together Developer LLC, filed the plans. The architect is Marvel Architects.

It was not clear from the filing what portion of the existing tax lot 1 on block 471 would be carved out to create tax lot 50.

In sales, Gowanus has near average sales volume among other neighborhoods with $765.5 million in sales volume in the last two years and is the 8th highest in Brooklyn. For development, Gowanus has near average amount of major developments among other neighborhoods and is the 13th highest in Brooklyn. It had 1.3 million square feet of commercial and multi-family construction under development in the last two years, which represents 15 percent of the neighborhood’s built space.

The block

On this tax block, PincusCo has identified the owners of four of the eight commercial properties representing 19,241 square feet of the 88,069 square feet. The largest owner is H&R Reit, followed by International Baptist Church and then Nyc Department Of Housing Preservation And Development. On the tax block, there were seven new building construction projects totaling 1,847,100 square feet. The largest is a 496-unit, 421,918 square-foot residential (R-2) building submitted by Yoel Schwimmer and filed by Yoel Schwimmer with plans filed November 16, 2021 and permitted May 17, 2022. The second largest is a 333-unit, 308,273 square-foot residential (R-2) building submitted by Yoel Schwimmer and filed by Y S with plans filed December 24, 2021 and permitted May 4, 2022.
