Healthcare Trust of America pays $21M to EmblemHealth for property in Bedford-Stuyvesant

Healthcare Trust of America through the entity HTA-Bedford MOB, LLC paid EmblemHealth’s Health Insurance Plan of Greater New York $21.3 million for 616 Dekalb Avenue in Bedford-Stuyvesant. The deal closed on December 31, 2019, and was recorded on January 21, 2020. The transaction consists of 1 parcel, including the tax class health center, child center, clinic (I5). The property is 45,600 square feet. The parcel(s) have total development potential of 170,798 square feet.
The average sale price per square foot is $125.

This is EmblemHealth’s sixth sale closed in December that has been recorded, and it’s the fifth to Healthcare Trust of America. For those five sales, EmblemHealth’s partner, AdvantageCare Physicians, signed a lease to occupy the space. The six sales total $104 million.
