Essex Plaza Management Associates’ 94-unit, 88K sf Bedford Arms Apartments issued TCO

Essex Plaza Management Associates, on April 28, was issued a temporary certificate of occupancy for a 94-unit, 88,664-square-foot residential building at 1336 Bedford Avenue in Crown Heights.

The plans, pre-filed on August 16, 2017 by Engel Burman, the prior owner, call for the construction of a 91-foot tall, 9-story, residential building.

The project is described in the filings as: proposed nine-story residential apartment building, with 94 MIH (mandatory inclusionary housing) units.

According to the plans, the cellar of the building has laundry facilities and an exercise room. The ground floor of the building has a lobby and mail room in addition to six dwelling units. Floors two through nine each have 11 dwelling units and the roof has a 2,645-square-feet passive recreation area.

In the summer of 2019, an affordable housing lottery opened for the building. Brownstoner reported that at an area median income range of 40 percent for 10 of the units, 50 percent for nine of the units, 100 percent for 28 of the units and 165 percent for the remaining 46 units. Eligible incomes range between $22,800 and $204,270 for households of one to six people.

Of the 94-units, only one in the building would be set at market rate.

John Schimenti was the architect for the development.

The property was acquired for $5 million on December 28, 2017.
