Dinko Popovic through the entity VP Kingsbridge LLC paid $2.8 million to Roseann Manginelli and Vito Manginelli through the entity 2700 Kings Terrace LLC for the 44-unit residential elevator building (D1) at 2700 Kingsbridge Terrace in Kingsbridge Heights, Bronx. The expected use is cash flowing.
The deal closed on March 30, 2026 and was recorded on April 2, 2026. The property has 37,000 square feet of built space according to a PincusCo analysis of city data. The sale price per built square foot is $74 per the PincusCo analysis. The seller bought the property on September 27, 2012, for $4 million. The signatory for Roseann Manginelli and Vito Manginelli was Steven Kaplan . The signatory for Dinko Popovic was Dinko Popovic. The contract date was February 10, 2026.

Prior sales, articles and revenue

Prior to this transaction, PincusCo has no record that the buyer Dinko Popovic had purchased any other properties and has no record it sold any properties over the past 24 months.
The seller Roseann Manginelli had not purchased any other properties and sold two properties in two transactions for a total of $9 million over the same time period. The former owners according to the Department of Housing Preservation and Development includes Rosa Ferraro, head officer and Angela Montero, site manager. The business entities are Appula Management Corp and 2700 Kings Terrace Llc. The 37,000-square-foot property generated revenue of $562,770 or $15 per square foot, according to the most recent income and expense figures.

There are no active new building construction projects or major alteration projects with initial costs more than $1 million on this tax lot.
