Cun Chen files plans for 23-unit mixed-use building in Kensington

Cun Chen, on September 13, filed a permit application for construction of a 23-unit, 26,887-square-foot mixed-use building at 811 45th Street in Kensington, Brooklyn.

The plans call for the construction of a 55-foot-tall, six-story mixed-use building and were filed with the New York City Department of Buildings under job number B00578576. The development site spans three tax lots.

There have been 13 new building plans filed in the neighborhood so far this year. These are the third largest plans in terms of dwelling units.

The project is described in the filing as: proposed new six-story with basement and cellar, mixed-use building.

According to the plans, the ground floor of the building will have medical offices. Floors two through four will each have six dwelling units per floor, while the fifth floor will have five dwelling units. The roof will have a recreation area and the cellar will have 12 parking spaces.

The architect listed is S M Tam Architect, PLLC.

The estimated job cost is $3,606,300.

The property was acquired for $1.8 million on October 29, 2020.
