UPDATED: The entity Cosmic Art Studio LLC with unknown ownership paid $8 million to Roland J. Augustine and Lawrence R. Luhring through the entity Even Clearer Skies, LLC for the retail building (K4) at 25 Knickerbocker Avenue in East Williamsburg, Brooklyn.
The deal closed on January 16, 2024 and was recorded on January 19, 2024. The property has 10,120 square feet of built space and 10,119 square feet of additional air rights for a total buildable of 20,238 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $790 and the price per buildable square foot is $395 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on November 23, 2010, for $2 million. The signatory for Roland J. Augustine and Lawrence R. Luhring was Lawrence M. Segan. The signatory for Cosmic Art Studio LLC was David H. Dembitzer, an attorney. The contract date was November 4, 2023. Lawrence M. Segan is an attorney as well.
Dan Marks, Jackson O’Neill, and Daniel Lebor of the brokerage TerraCRG, brokered the transaction.
Prior sales and revenue

The zoning is M1-2 which allows for up to 2 times floor area ratio (FAR) for manufacturing. The city-designated market value for the property in 2022 is $1.3 million.

There were no lawsuits or bankruptcies filed against the property for the past 24 months. In addition, according to city public data, the property has not received any significant violations in the last year.
