Caro Enterprises sells two buildings on the Upper East Side for $13.9M

Signatory Vincent Ventura purchased two buildings from Caro Enterprises in two transactions, totaling $13.9 million.

In the first, Signatory Vincent Ventura through the entity 1368 York LLC paid Christian Pompa’s Caro Enterprises’s Cornerstone York LLC $7.8 million for 1368 York Avenue in the Upper East Side. The deal closed on January 31, 2020, and was recorded on February 13, 2020. The transaction consists of 1 parcel, including the tax class multifamily, fireproof – with stores (D6) and containing 18 residential units. The property is 11,191 square feet. The parcel(s) have total development potential of 25,539 square feet.
The sale price per unit is $433,333..

The last time the property sold was January 22, 2007, when Caro bought it for $7,500,000. The Ventura entities purchased two buildings on the same block –1368 and 1364 York Avenue, but with another building, 1366 York Avenue, owned by Frank Ottomanelli, in between them. Icon Realty Management owns a small building adjacent to 1368 York Avenue to the east.

In the second transaction, signatory Vincent Ventura through the entity 1364 York LLC paid Christian Pompa’s Caro Enterprises’s York 1364 LLC $6.1 million for 1364 York Avenue in the Upper East Side. The deal closed on January 31, 2020, and was recorded on February 13, 2020. The transaction consists of 1 parcel, including the tax class multifamily, more than six families with stores (C7) and containing 18 residential units. The property is 9,180 square feet. The parcel(s) have total development potential of 24,493 square feet.
The sale price per unit is $336,111..

The last time the property sold was May 10, 2006, when Caro bought it for $4,575,000.
